Selling Condos with Furniture

With everchanging guidelines, I need to make you aware of a requirement by Wells Fargo as it relates to writing contracts on condos that include furnishings:

Any contracts that we receive with personal property (ie: furniture including, fully furnished, etc) must be accompanied by a fully executed contract addendum stating that no value was given to the personal property (or like wording). In addition, the appraiser must update their report (or provide an addendum) that specifically states the following information:

1. That they were aware the personal property was included
2. That it is typical for the area &
3. That no value was given for the items listed.
**If value is given, the sales price will be reduced accordingly & addt'l conditions may apply.**
Please note: If the addendum was fully executed & then "personal property given for convenience to seller & at no cost to buyer" was written in, all parties must initial where the info was written in.

Hi Wil - Its Elaine

I’ve taken a break from the hectic world of vacation rentals and property management to let you know what is going on this time of the year for us in the rental business. Some may think this is a quiet time – off season in Myrtle Beach - however we still have many guests coming to the grand strand for a visit, either short term or for the fall/winter months. Myrtle Beach is becoming a much sought after location for snowbirds to visit. The off season in Myrtle Beach is wonderful – there is still so much to do, less crowds and the weather is quite comfortable. I encourage anyone who has some time in the fall or winter to come down and spend some relaxing time at the beach. Once you visit Myrtle Beach – whether it is for one week, a month or even three months, you’ll be hooked and will keep coming back.

The phones are quieter in the fall, however reservations are still coming in and by the time we hit January they will become extremely busy – sometimes ringing off the hook. We are still honoring 2006 rates through December 31, 2006 but as of January 1, 2007 the rates will increase. I am in the process now of researching the vacation rental rates in the Myrtle Beach area and adjusting the 2007 rates for all our properties – they need to be ready to be updated on our reservation database and posted on our website on January 1. This is never a quick and easy task – you want to make sure that your rates remain competitive, also taking into account how well the properties performed in the past. I always give a big sigh of relief on January 1 when this has been completed as I start the marketing portion of our 'off season'.

We are also in the process of updating our website Myrtle Beach Vacation Rental website – each year we seem to give it a little bit of an overhaul and make sure all information is updated to reflect any changes. You Know I’m not the Webmaster!, however I used to be a programmer in my previous career and have learned how to help out with some of the work. My business partner, Wil is the one who handles most of this work but I try to help out wherever I can.

This fall we also started working on another website geared toward our vacation rentals in Myrtle Beach Myrtle Beach Ocean Front Vacations This site is in the early stages but is coming along - it will be more condensed than www.ewarentals.com however you should still be able to get all the information needed as a prospective guest. Check it out – see what you think.

This is the time of the year we look to take on new properties for the coming rental season. Many meetings take place with new vacation property owners to see if these properties and EWA Rentals are a good fit. Check out our vacation rental management We are a small rental company and give all our rental properties our personal attention. Most of our vacation rentals are either in North Myrtle Beach (Crescent Beach through Windy Hill) or the Ocean Forest section of Myrtle Beach.

Hi It's Wil... Just a brief explanation.

Hi All,

It's Wil, If you've been reading... I guess you've figured out that, I have no idea what I'm doing. Well, you're kinda right. But I'm gona just keep doing it.

So far, you have seen us post about Myrtle Beach Real Estate and Pre Construction Real Estate. That's to support the Real Estate habit we got. We got licensed back in 2003. Check our what we're selling these days at our new site, (paid for template stuff, but that's cool.) It has pretty good access to the mls in the Myrtle Beach Area. Can't really remember when we became addicted to Real Estate, but what ever... It's all good right now!

Of course you know we own and maintain www.onlinevacation.com and www.onlinevacationrental.com, two very popular Vacation Rental Web Site. Keeping up with these two websites is taking most of my time, since Al has passed. He was a Superman, Not really sure how he did it all and still had time to sell real estate. Miss you buddy!

Well we also have EWA Rentals going on. EWA Rentals, is a small rental company in North Myrtle Beach. We have all kinds of condos to rent for vacation, and many single family homes available for annual rental. Check it out it's fun...a little. Elaine does all the hard work, I wrote about Elaine and vacation rentals in Myrtle Beach, (she hasn't sent me any articles yet, but I'll get to that later on.

Anyways, I do want to thank Doreen for sending in her trip to Paris, I just got another one from her...Look for Doreen's next post. Christina sent in her "Thoughts I will Never Forget" poem. Deep girl, that was Awesome! Let's look for more poems and stories from Christina. Thanks!

Steve, just re did the camping section on www.onlinevacation.com It came out nice. I think it will become a very popular campground directory for camping, tenting, rving or staying in a cabin. Let's watch the camping section. Camping is cranking, everyone's doing it.

Doreen Visits Paris

Paris, the "City of Light", certainly lives up to it's name. I spent a week there and enjoyed every minute. I loved the Louvre and Musee D'Orsay with the great works of art. A performance at the Paris Opera House was an experiance with it's painted ceiling by Chagall. I enjoyed sitting at the sidewalk cafe's watching the people go by and talking to other patrons enjoying the spring air and coffee. Seeing the city spread out from the top of the Eiffel Tower and Arc De Triomphe was spectacular. Shopping down Boulevard St. Germaine is interesting and you can get some good bargains. Atrip to Notre Dame Cathedral is worth it just to see the Rose Window. It is a very imposing building with it's gothis architecture. I would like to go back sometime.

Myrtle Beach Avalon Resort

The Alavon Resort at 6th Ave North in Myrtle Beach is under construction. The team broke ground on Thursday April 6th, 2006. The scheduled opening for the new Alavon Resort is Fall 2007. The Avalon Resort in Myrtle Beach will be a First Class vacation resort, and will surley be know through out the world as the place to stay while in Myrtle Beach. Watch for more pictures and updates as the project progresses.
